An Overview of the Property Market: Marvila, Lisbon

Located right by the river Tejo in eastern Lisbon, Marvila is becoming popular among international property buyers and now is a good time to invest in a Marvila property. Once an industrial village built mainly for the workers of Marvila’s warehouses, it has recently gone through a major transformation. Marvila is one of the most trendy areas of Lisbon, with cultural events, cosy restaurants and beautiful architecture.

Marvila offers a good range of different kind of properties. There are charming renovated apartments in small buildings, modern blocks of flats and lovely villas available. Marvila itself is very lively, and Lisbon city centre is about 8 kilometres away.

The international interest towards Marvila has grown in the past years. It has shown signs of becoming a highly valued area of Lisbon. Moreover, there is a tax benefit programme called NHR (non habitual residence) which attracts many EU nationals, such as French, Swedish, Belgian and German, to invest in Lisbon. Marvila offers great quality of life in many senses. It is a peaceful and safe neighbourhood with traditional businesses side-by-side with modern, urban cafés and restaurants. The proximity of the river is another plus, together with beautiful green spaces.

Marvila is also famous for its old industrial buildings, such as warehouses. Some of them represent the best of Portuguese Art Deco architecture, with beautiful details and impressive decoration. Some of these have been transformed into stunning small blocks of apartments.

In terms of services Marvila is growing, but you can already find good supermarkets and small shops in the neighbourhood. The closest big, high quality shopping mall is in Parque das Nações neighbourhood. The distance between Parque das Nações and Marvila is about 4 kilometres.

Marvila is well connected: there are two train stations that serve the area, and it is easy to drive to central Lisbon too. It is also fast and easy to travel from Marvila to Lisbon down town or Parque das Nações by train. It takes less than 10 minutes to reach both by train.

The Lisbon airport, Portela, is less than 5 kilometres away. There are two police stations nearby. The closest hospitals are located in Parque das Nações, 15 minute drive away. A new hospital is being build in Marvila, and it is expected to be opened in 2024.

Marvila is also an excellent option for families — and not only due to the parks and safety. The Astoria International School is only four kilometres away and there is also a public library. Those who like sports will appreciate jogging or cycling in the area, and there is also a climbing gym in Marvila. The closest golf court, Clube De Golfe Do Paço Do Lumiar, is within 11 kilometres reach.

Up-and-coming Marvila

Marvila has become one of the cultural hubs of Lisbon in the few past years. The old industrial buildings have gained new life as bars, restaurants, cultural spaces — and breweries. Marvila is the home of three craft beer breweries, and two of them have a bar in the area too. Both of them are stylish and comfortable, and you can enjoy a light meal together with local beer.

There are both charming old cafés and new, modern cafés serving brunch and contemporary delicacies. Marvila also has many new restaurants offering a mix of local and international cuisine.

Living in a Marvila property also means easy access to the beautiful, modern Parque das Nações area. Built for the Expo ’98, Lisbon World Exposition, it hosts some of the most interesting architecture in Lisbon. It is also one of the best places in town for enjoying the river views. There are several modern restaurants, cool bars and night clubs and plenty of parks and activities both for kids and adults.

If you’d like to enjoy a memorable fado night, go shopping or visit an art museum, Lisbon city centre is right behind the corner. That is also where you should head for culinary experiences. Chiado neighbourhood hosts two of the country’s most highly rated restaurants, chef Jose Avillez’ Belcanto, distinguished with two Michelin stars, and chef Henrique Sá Pessoa’s Michelin-starred Alma. Long, sandy beaches are also only 20 kilometres away from Marvila.

Marvila property is an excellent investment: the neighbourhood itself is becoming one of the most interesting areas of Lisbon and it is close to both Lisbon’s urban bustle and cool Parque das Nações.
